Terms and Conditions

Number of Guests. The maximum number of guests permitted to stay at Bliss Haus is 4 plus a baby under 2 . The maximum number of guests permitted at Loulou by the Ocean is 6, plus a baby under 2. If maximum numbers are exceeded, without written permission this will be considered to be a breach of contract and the party will be asked to vacate the property with immediate effect without any refund or return of the housekeeping deposit. Sub-letting or assignation of the let is not permitted.

Bookings A booking deposit of 40% of rental is payable at the time of booking. The balance of the rental charge, along with the breakage deposit, is payable not less than 8 weeks prior to the start of the holiday. Failure to pay the balance in full by the due date will result in cancellation of the holiday. Please be sure to note the due date of these payments as reminders are routinely issued. Bookings made less than 8 weeks prior to the arrival date must be paid in full at the time of booking.

Cancellation by the Holidaymaker Cancellation of the booking should be made in writing by email. The deposit is non-refundable and once the booking has been confirmed you are liable for the balance payment unless you cancel the booking more than 8 weeks prior to the arrival date. In the event of a cancellation, we will endeavour to re-let the property and if successful (very likely indeed) a refund will be made. It may also be possible for you to change dates if you wish – please enquire by email. An admin fee of £75 will be charged for any of the above cancellations or changes. We do recommend that you take out holiday cancellation insurance.

Covid – 19 If you or a member of your party/family have or suspect you have Covid19 or Symptoms and therefore under the self- isolation rules are unable to travel. Our standard cancellation policy as above, Cancellation by the holidaymaker will apply.

Cancellation due to the owner being forced to close the property due to Government UK or Scottish Directives/Executive Orders, you will be refunded your booking deposit or full payment depending upon what has already been paid. If you would like to reschedule your booking to a future date, we will of course be happy to where possible to do this within the same seasonal time frame. Your booking is liable to any price differences, these will be applied to your new booking.

If a travel ban is implemented by the government, UK or Scottish during your stay at Bliss Haus or Lochside that legally requires you to return home and cut short your stay, no refund will be given for days lost due to these travel bans.

Cancellation by the Property Owner In the unlikely event the property becomes unavailable we will issue a full refund. We will only be liable to return the monies received. No compensation or consequential losses shall be paid.

Arrival and Departure Time Arrival time is from 16:00hrs on the day of arrival. We do ask that Bliss Haus is vacated by 10:00hrs on the day of departure. Information about keys and how to collect them will be provided once full payment has been received.

Cleaning Please ensure that at the end of the holiday the house is left in a clean and tidy condition. We retain the right to make an additional charge for cleaning should the house not be left in a similar condition to the way it was found at the start of the holiday.

Good House Keeping Deposit A £250 good housekeeping deposit will be be taken against the debit or credit card in a pre authorised payment and retained by the bank or credit company. This authorisation will be activated on the guests credit card 2 days prior to arrival date. This deposit will only be taken if the house is not left in the condition it was found when arriving at Bliss Haus. If Bliss Haus has to be vacated due to a guest testing positive for Corona virus, this housekeeping deposit will also be retained.

Pets Pets are not permitted at Lochside or Bliss Haus unless permission has been sought and granted by the proprietor. Service dogs are welcome of course, but we would appreciate advance notice of this.

Smoking Smoking is not permitted inside either property.

Liability We take no responsibility for the personal possessions, vehicles, sporting equipment and possessions are left entirely at the risk of the holidaymaker. Children must always be supervised.

Breakages We ask that you make every effort to keep the property, fixtures and fittings and all contents in the same state of repair and condition as at the start of the holiday. Please report any accidental damage or breakages prior to departure. We retain the right to make an additional charge for damage and breakages other than minor breakages and reasonable wear and tear.

Antisocial Behaviour. We ask that guests are considerate of the local community, and to this end external noise should be kept to a minimum after 10pm. Where there is evidence of antisocial behaviour then the party will be asked to leave the property with immediate effect. No refunds or deposit returns will be given in this scenario.

Access. We reserve the right to enter the house, at a reasonable time, in the event of an emergency or remedial repair work being required. We reserve the right to refuse entry to anyone, who in our opinion is not suitable to or capable of taking charge of the property.
